What you agree to by using intelloans.com, what our content is and is not, and what our calculators can honestly tell you. Effective July 2026.

The short version: this site is education rather than advice, and nothing on it is a commitment to lend or an offer of credit. Calculator results are estimates, and Florida law governs your use of the site. If any of that is a problem, the fix is simple: do not use the site.

1. Agreement to these terms

By using intelloans.com you agree to these terms and to our privacy notice. If you do not agree, do not use the site. We may update these terms; the version posted here, with its effective date, is the one that applies.

2. Educational content, not advice

The guides, calculators, and program pages on this site are general education about mortgage financing. They are not financial, legal, tax, or insurance advice, and they are not advice about your specific situation until a licensed loan officer has actually reviewed your file. Figures on this site carry as-of dates because guidelines, limits, and tax rates change; a page that was accurate when reviewed can go stale. Confirm anything you intend to rely on with your own professionals, and read our editorial policy for how we source what we publish.

3. Nothing on this site is a commitment to lend

This is not a commitment to lend or an offer of credit. All loan approvals are subject to credit review, underwriting, and property evaluation. Programs, terms, and conditions are subject to change without notice.

Submitting an inquiry through this site starts a conversation. It does not create an application or an approval, and it obligates neither side. Whether a loan can be arranged depends on underwriting by a wholesale lending partner, and that decision belongs to the lender.

4. Calculators and estimates

Calculator results are estimates for education, not a quote, prequalification, or approval. Verify every figure with your loan officer before making decisions.

Any rates shown are hypothetical examples you enter for estimation, not offers. Actual rates and terms depend on your application and may change or be unavailable at commitment or closing.

5. Intellectual property

The content on this site, including its text, tables, calculators, and design, belongs to Intel Loans, Inc.. You may use it for personal, non-commercial purposes and quote it with attribution. Republishing pages wholesale or scraping the site into a dataset for resale requires written permission.

6. Third-party links

We link out to primary sources such as government sites and the NMLS registry. Those sites are not ours and we do not control them; a link is not an endorsement of anything beyond the specific material we cite.

7. Acceptable use

Do not use the site unlawfully or attempt to interfere with its operation, and do not submit information you know to be false. Knowingly making false statements in connection with a mortgage application has consequences well beyond these terms.

8. Disclaimers and limitation of liability

The site is provided "as is." We work to keep it accurate and available, and we correct errors when we find them or you report them, but we do not warrant that every figure is current at the moment you read it. To the fullest extent Florida law allows, Intel Loans, Inc. is not liable for decisions made in reliance on estimates or educational content from this site; the numbers that bind anyone are the ones on your Loan Estimate and Closing Disclosure.

9. Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute arising from use of the site belongs in the state or federal courts located in Florida.
