Who writes and reviews this site
The people behind these pages are the same people who work the loan files: the Intel Loans, Inc. lending team, operating under company NMLS #2858705 and licensed by the Florida Office of Financial Regulation. That matters because our content makes underwriting claims, and underwriting claims should come from people accountable to a regulator for getting them right. Our full licensing record is on the licensing page.
Where the numbers come from
A figure earns its place on this site by having a primary source we can point to, and each one carries an as-of date in the text, the way a guide like our waiting-periods chart dates every seasoning rule to the guideline that sets it. The standing sources:
| Type of figure | Where it comes from |
|---|---|
| Conforming loan limits | FHFA's annual loan limit announcement |
| Conventional underwriting rules | Fannie Mae Selling Guide and Freddie Mac Seller/Servicer Guide |
| FHA rules and limits | HUD Handbook 4000.1 and HUD's annual mortgagee letters |
| VA loan rules | VA Lenders Handbook (VA Pamphlet 26-7) |
| Florida taxes and recording costs | Florida Statutes and floridarevenue.gov |
| Florida condo inspection and reserve rules | Florida's post-Surfside condo statutes (SB 4-D and its successors) |
| Non-QM program parameters | Written guidelines from our wholesale lending partners |
Visible dates, honest freshness
Every content page shows the date it was last reviewed. We update that date only when a licensed person actually re-checked the page or its numbers changed. We do not bump dates to look fresh. A stale date on an accurate page beats a fresh date on an unchecked one, and you deserve to know which you are reading.
What we will not publish
- Advertised rates or payment amounts in copy. Rates appear only as inputs you set yourself in our calculators and in worked examples clearly labeled as hypothetical.
- Claims that anyone is approved, or likely to be approved, before a lender has underwritten the file.
- Competitor reviews or "best lender" rankings. We cannot verify them, and a licensed broker ranking its own competitors is a conflict dressed up as content.
- Invented statistics, client counts, review scores, or testimonials. A number with no source does not ship.
- Countdown timers and manufactured urgency. A mortgage decision made under fake pressure is a bad one.
AI assistance, disclosed honestly
Drafting sometimes uses software assistance, including AI writing tools. What never varies is the review: every page is fact-checked against the primary sources above and approved by a licensed human before publication. The tools speed up typing; they do not get a vote on what is true.
Corrections
If you find an error, email support@intelloans.com with the page and the figure. We verify against the primary source, correct the page, and update its reviewed date. Material corrections get a note on the page itself rather than a quiet edit.
How this site makes money
One way: broker compensation on the loans we arrange, disclosed in writing on each borrower's Loan Estimate. There are no paid placements or affiliate links here, and we do not sell inquiries to lead marketplaces. The content exists to earn your file. The longer version is on the about page, and how we handle your information is in the privacy notice.
Questions about how we work
Do you use AI to write pages?
Sometimes, for drafting, and we would rather tell you than have you wonder. What never happens is publication without a human: every page is fact-checked against the primary sources listed above and approved by a licensed person before it goes live. The reviewed-by line on each page means that review actually happened.
Why don't you publish rates?
Because a rate printed on a marketing page is either stale or bait, and federal advertising rules treat quoted rates accordingly. Rates on this site exist only as inputs you set yourself in our calculators and in worked examples clearly labeled as hypothetical. The rate that matters is the one on your Loan Estimate.
How often are pages reviewed?
Each page shows its own reviewed date, and we update that date only when someone licensed actually re-checked the content or its underlying numbers changed. Pages tied to annual figures, like loan limits, get re-checked when the agencies publish new ones.
How do I report an error?
Email support@intelloans.com with the page and the figure you think is wrong. We check it against the primary source, fix the page if you are right, and update the visible reviewed date. Material corrections get noted on the page itself.
Read enough? Ask a licensed human.
Two minutes of questions and your scenario gets read by the same team that writes these pages. No hard credit pull to see options.
