Who can prepare the P&L

The program rests on one rule: you cannot be the author of your own income document. No desk bends on it. The P&L arrives on the preparer’s letterhead over a signed attestation.

On the attestation itself, most desks want the license or enrollment number and the exact 12 or 24 month period covered. They also want language stating the preparer worked from the business’s actual records, not from figures you dictated. Underwriters verify the credential against the state board or the IRS enrollment list, and a preparer who shares your last name or your address draws extra scrutiny.

The credential is doing real work here. A CPA who signs an invented P&L is betting a license that took years to earn, and lenders lean on exactly that incentive. It is the difference between a number you typed and a number a regulated professional put their name under.

Program comparison

P&L-only vs the standard bank statement program

The two programs answer the same question with opposite documents. Bank statement underwriting builds your income up from raw deposits; P&L underwriting accepts a professional’s finished accounting and spot-checks it. That is why the statement requirement collapses from 24 months to 2 or 3.

Corroboration is a looser test than reconciliation: deposits need to reasonably support the revenue line, not match it. If the P&L shows $80,000 a month of revenue and the operating accounts show $75,000 landing, the file moves. If they show $45,000, the desk stops trusting the document, and the fallback is the full statement review you were trying to avoid.

You will not find pricing figures on this page. An advertised number that may not exist at closing is exactly the problem it looks like, so we keep them off this page and hand you the quote itself, in writing, from the desks competing for the file.

What we can print is posture. Fewer desks carry the program as of mid-2026, and the ones that do trim the grid: maximum LTV commonly sits about 5% under the same lender’s bank statement matrix, and reserve asks push from the usual 3 to 6 months toward 6 or more. The 2006 question

Why this is not a stated income loan

Stated income earned its bad name honestly. In 2006 a borrower wrote a number on the application and nobody verified it; the loan was sold before the first payment posted. The ability-to-repay rules ended that product in January 2014, and nothing on this page resembles it.

On a P&L loan the number is not yours to state. A licensed professional compiles it from the business’s records and signs it with a credential regulators can revoke. The lender then corroborates it against 2 to 3 months of bank records you cannot author, and still underwrites the full file: debts, credit, reserves, the payment itself.

If someone offers you a true stated income mortgage on your own home in 2026, leave. It is either a business-purpose loan wearing a costume or a compliance problem that will eventually carry your signature.

Storefront payroll runs through the third, and money crosses between all three weekly, so 24 months of statements would hand an underwriter a month of flag-and-exclude work with no winner. The statements never had to reconcile with the P&L, only to reasonably support it, and $99,500 a month of deposits against the $104,000 revenue line clears that bar at every desk offering the program. Run the same borrower through a standard bank statement program and she fails at intake: the inter-company transfers get excluded and the deposit average collapses under her obligation stack. The document choice decides this approval, so pick the document before you pick the house.

What a P&L loan costs you

The terms run tighter than bank statement paper. Fewer desks buy the program as of mid-2026, and scarcity shows up in the grid: figure a maximum LTV a notch below the same lender’s bank statement matrix and a bigger reserve ask. If your deposits average cleanly in one account, the standard bank statement route is usually the cheaper file, and we will say so after pricing both.

Your accountant becomes a closing condition. A CPA building a 24-month consolidated P&L for three entities is billable work, often $1,500 to $4,000, and it lands on their schedule, not yours. Underwriters also come back with questions the preparer has to answer in writing. Budget the fee and the turnaround before you write an offer with a 30-day close.

A weak corroboration check sinks the whole file. If the 2 to 3 months of statements do not reasonably support the P&L’s revenue, the desk does not shave the number, it pulls trust in the entire document. The fallback is a full 12 or 24 month statement program at whatever terms your deposits can carry. Questions we actually get

Can I prepare my own P&L if I keep clean books?

No. This is the one universal rule of the program: a licensed third party with a credential to lose stands behind the number, so a self-prepared statement, however accurate, is stated income with formatting. If you keep your own books, have a CPA or an enrolled agent compile and sign the P&L from your records; for a multi-entity consolidation that engagement typically bills in the $1,500 to $4,000 range. Your own spreadsheet does not get negotiated, it gets declined.

What happens if my bank statements don't match the P&L?

They are not expected to match. The standard is reasonably supports: deposit volume in the 2 to 3 corroborating months needs to sit near the P&L’s revenue line, the way $99,500 a month of deposits supports the $104,000 revenue line in the example above. Payout timing and merchant holdbacks explain small gaps, and underwriters know it. A large gap is different: the desk stops trusting the document, and the file either converts to a full 12 or 24 month statement review or dies. We run the comparison before submission, so a gap surfaces at our desk rather than in week three of underwriting.

Should the P&L cover 12 or 24 months?

24 months is the default and earns the widest desk access. The 12-month version exists for a business with a structural change, an entity consolidation or a new product line, where the older period would mislead more than inform. Expect the 12-month P&L at fewer desks and at a lower maximum LTV. If the business itself is under two years old, the seasoning question comes before the document question; start with self-employed under 2 years.

How new can the business be?

Most P&L desks want the same two years of self-employment as the standard bank statement programs. A few accept 12 months in business when you have prior W-2 history in the same field and the P&L covers the company’s entire operating life. Younger than that, the honest answer is wait. Or qualify on something other than your business income entirely: a rental purchase can run on the property’s own rent, where the underwriter reads a lease and a rent schedule instead of your P&L.

Why do fewer lenders offer P&L-only loans?

Because the lender is outsourcing part of the income analysis to your accountant, and not every credit committee or note buyer will sign off on that. A bank statement file gives the lender 12 or 24 months of third-party records to read directly; a P&L file substitutes a professional’s attestation plus a 2 to 3 month spot check. As of mid-2026 that keeps the program at a minority of non-QM desks, and it is why the terms run tighter. It is also where a broker earns the fee: when only four desks want a file, knowing which four is the job.

How is this different from a stated income loan?

A stated income loan took the borrower’s word for the number, and that product has been off the market since the ability-to-repay rules took effect in January 2014. On a P&L loan the number comes from a licensed professional whose credential is on the line, and it gets corroborated against bank records you cannot author. The lender then underwrites the rest of the file the way any mortgage gets underwritten, from the credit report to the reserves. Verified income through a different document is the opposite of unverified income through no document.
